These were NYC’s top office leases in July

It’s been a good month for the office leasing scene, with about 2.9 million square feet of space leased in the top ten deals alone. Almost half of that total is made up of Google’s massive Hudson Square campus, the lease for which was finalized last month. Other big tenants on the list include media groups and online retailers.

All in all, July’s top office leases add up to more than double the square footage of the month prior. June’s top ten office leasing deals totaled 1.2 million square feet, 1.7 million square feet fewer than July’s total of 2.9 million. The total is also a step up from July of last year. The top ten office leasing deals of July, 2018 totaled about 1.7 million square feet.

1) Google, 550 Washington Street, Hudson Square – 1.3 million square feet
The tech giant finalized its lease for 1.3 million square feet of space at Oxford Properties Group and the Canada Pension Plan Investment Board’s building at 550 Washington Street. The original plans for the $1 billion campus were announced last year. Adam Frazier of Oxford Properties Group represented the landlords in-house, alongside Paul Amrich and Howard Fiddle of CBRE.

2) Publicis Groupe, 375 Hudson Street, Soho – 960,000 square feet
The French advertising giant renewed and expanded its 20-year lease for 960,000 square feet of space at 375 Hudson Street. Publicis is planning to relocate all of its agencies to the Soho building from 1675 Broadway. Howard Fiddle, Paul Amrich and Ben Joseph of CBRE represented the building’s landlord, Trinity Church, while John Maher, Paul Myers, Mike Wellen, Greg Maurer-Hollaender and Cara Chayet, also of CBRE, represented Publicis.

3) District Council 37, 55 Water Street, Financial District – 130,000 square feet
The city’s largest public employee union inked a temporary sublease for 130,000 square feet of space at 55 Water Street while its main headquarters at 125 Barclay Street are renovated. Rob Sattler and Michael McKenna of Cresa represented the sublandlord, Liberty Mutual.

4) WPIX, 220 East 42nd Street, Murray Hill – 101,568 square feet
The Tribune Media-owned TV station renewed its lease for 101,568 square feet of space at 220 East 42nd Street, also known as the Daily News Building. SL Green Realty is looking to sell the building, which could trade in the area of $1 billion. Robert Stillman, Robert Hill and Adam Seltzer of CBRE represented the tenant while Elaine Anazagasty, Lawrence Swiger and Elliot Karp of SL Green represented the landlord in-house.

5) Moda Operandi, 195 Broadway, Financial District – 83,685 square feet
The fashion e-retailer signed a lease for 83,685 square feet of space at 195 Broadway, relocating from 315 Hudson Street. Frank Coco and Owen Hane of JLL represented the tenant while David Berkey and Andrew Weiner of L&L Holding Company represented the landlord in-house.

6) Moet Hennessy USA, 7 World Trade Center, Financial District – 82,000 square feet
The spirits importer finalized its move to 82,000 square feet of space at 7 World Trade Center. Michael Geoghegan, Matthew McBride, Lauren Crowley Corrinet and Munish Viralam of CBRE represented the tenant while Jeremy Moss of Silverstein Properties represented the landlord in-house, alongside a CBRE team of Mary Ann Tighe, Ken Meyerson, Evan Haskell and Stephen Eynon.

7) Oscar Health, One Hudson Square, Soho – 80,000 square feet
The health insurance startup expanded by 80,000 square feet of space at One Hudson Square, doubling its total presence at the building to 160,000 square feet. David Falk and Jason Greenstein of Newmark Knight Frank represented the tenant while Peter Shimkin of Newmark Knight Frank represented the landlord, Trinity Real Estate.

8) Consulate General of Japan, 299 Park Avenue, Plaza District – 58,244 square feet
The consulate renewed its 17-year lease for 58,244 square feet of space at 299 Park Avenue. Stuart Eisenkraft, Robert Stillman, John Maher and Ariel Ball of CBRE represented the tenant while Marc Packman and Charles Laginestra of Fisher Brothers represented the landlord in-house.

9) Maquette, 48-49 35th Street, Long Island City – 46,860 square feet
The fine-art logistics company inked a lease for 46,860 square feet of space at 48-49 35th Street, just a block away from 33-02 48th Avenue, where Maquette is already leasing 20,000 square feet of space. Forrest Mas and Chris Pachios of North River represented both the tenant and the landlord in-house.

10) Avison Young, 530 Fifth Avenue, Grand Central – 45,000 square feet
The real estate brokerage signed a lease for 45,000 square feet of space at 530 Fifth Avenue. Mitti Liebersohn and Joe Harbert of Avison Young represented the tenant while Dan Birney and Alexandra Budd of RXR Realty represented the landlord in-house.
