17-Story Senior Living Complex Coming To Upper West Side

Developers will demolish a two-story commercial space on Broadway and West 58th Street to make way for the facility.

UPPER WEST SIDE, NY — Developers are buying a site on the corner of Broadway and West 85th Street with plans to construct a luxury 17-story senior luxury living facility on the Upper West Side.

Real estate firm Hines and healthcare provider Welltower will jointly develop the new 140,000-square-foot complex, the companies announced in a press release. The companies are partnering on another senior living facility on East 56th Street that is expected to open in 2020.

"We are very pleased to expand our partnership with Hines, which is focused on developing state-of-the-art residential senior care buildings in major urban markets like New York City," Tom DeRosa, CEO of Welltower, said in a statement. "The Upper West Side of Manhattan is a uniquely distinct neighborhood with a large population of affluent seniors yet zero supply of modern, purpose built residential care communities."

The residential facility will feature 162 units with half reserved for people suffering from Alzheimer’s Disease and other memory conditions, Bloomberg first reported. The new facility appears to place an emphasis on luxurious living with amenities such as a spa, a rooftop garden and an on-site restaurant, according to the report.

Welltown and Hines released a preliminary rendering of the facility (seen above) but said that the project's design and development phases are still underway. The residential complex will be designed by SLCE Architects with a goal to "complement and integrate with the vibrant and well-established residential neighborhood of the Upper West Side," according to a press release.

In order to construct the Upper West Side complex, a vacant, two-story commercial building that currently occupies the West 85th Street and Broadway site will be demolished, Welltower and Hines announced.
